Planning applications

The drawings, the case and the conversation with the council

Fee
From £1,850

How long
8–12 weeks for a decision

Planning is a conversation, not a form. The councils round Kelderby want good buildings, and they’re far more likely to say yes when an application shows it has listened to the place: its streets, its materials, its neighbours.

We prepare every application as if it might go to committee: clear drawings, honest views, a statement that explains the thinking in plain English.

We read the site's planning history and the local plan and tell you honestly how likely approval is.

Questions

What if it's refused?

We read the reasons with you. Often a revised application answers them; sometimes an appeal is the better route. We'll tell you which, and what it costs, before you decide.

Will you apply for a scheme another architect designed?

Yes, if we believe in it. We'll suggest changes where we think they'd help it through.
