How we price it
A percentage of the build cost for the full service, agreed as a fixed fee once the concept is settled. You pay stage by stage, so you can pause after planning if you need to.

We walk the plot with you, read the light, the slope, the access and the planning history, and tell you what the site will let you build.

Two or three ideas as sketches and a card model, narrowed to one with you, with a first cost plan.

Drawings, a design statement and the reports the council asks for; we talk to the planning officer before and after we submit.
